The term “modern architecture” means many things to many people, but to the modern home buyer, it usually implies contemporary style with open spaces, clean lines, and minimalist design. It is our belief that the unique characteristics of modern architecture require specialized marketing to target buyers who are actively searching for modern homes. We hand-curate modern homes daily from the Multiple Listing Service, saving buyers time and effort while providing unparalleled exposure for sellers with Modern homes.
Founded in 2002, 360modern is owned and operated by husband-wife team, Rick and Heidi Ward. Their family lives in a modern home they built in Seattle’s Magnolia neighborhood. Having lived for many years on Queen Anne, and now with two children attending Magnolia’s Catharine Blaine School, and Ballard High School, the Wards are deeply entrenched in both communities. Prior to their time in these two neighborhoods, the couple lived in West Seattle, in a midcentury home they remodeled.
The Wards have extensive backgrounds in both real estate and home building.

Heidi’s passion for all things modern can be traced back to her hip grandmother’s home in Southern Oregon, which was filled with Danish Modern furnishings, and modern art. After years of trolling estate sales and spending Sundays walking through midcentury modern open houses, she decided to turn her passion into her vocation. A Seattle resident since 1990, Heidi has been a top producing Realtor since 2000. She holds a B.S. in Communications from Oregon State University, and has been in sales and marketing her entire adult life, including several years working in Seattle’s coffee industry. A seven-year winner of Seattle Magazine’s “Best in Satisfaction” Survey of Real Estate Agents, and a sixteen-year veteran of Pacific Northwest real estate, Heidi Ward’s passion, drive, and empathy—combined with an astute understanding of the process of negotiation – has proven to be a winning combination.
Rick is the Manager of 360modern and has been involved in Seattle real estate for over 20 years. Rick is a licensed real estate broker, and also the owner of Next Century Modern, a development and construction company. Over the past decade, Rick has focused on building higher-end single family homes of the modern vernacular. A home they built on Queen Anne was a featured AIA “Home of the Month”, in November of 2011 — currently working on a beautiful Magnolia home with 270 degree views of Seattle.
